Pending Applications
If an application is noted on this page as "pending", that does not necessarily mean that this living arrangement is no longer available. There is always the possibility that a pending application could end up being rejected by the homeowner, or the applicant could rescind their application. Until the lease is signed, anything can happen. Here are some of the reasons the process may not be completed - giving you the opportunity to apply...
Your Other Options
If it turns out that a pending application completes the process without problem, and this opportunity is thus no longer available to you, the homeowner will help you* (for free) find a similar, or otherwise acceptable living arrangement - as he once was a licensed property management agent, and has insider knowledge of many rental properties in Pullman.** Of course this offer of help also extends to those few applicants who may be rejected in the vetting process.
*for this free help to be offered, you must use the contact form to place your name on a list of people (a queue) waiting to see if the pending application will fail. Check the status of the queue (in sidebar to right) >>>>
**by Washington State law, because the homeowner is a State Licensee, it is illegal for him to represent properties managed by agencies he does not work for, however the homeowner can suggest properties that might meet the apartment-seeker's criteria, and give them contact information for the agencies that legally represent the properties.

- The application as submitted was incomplete, and the applicant either refused or failed to provide the missing information.
- A credit, background, or criminal history check revealed serious issues and/or disproved what the applicant claimed on their application.
- The applicant changed their mind and declined the homeowner's offer.
- An applicant's employer, having a say in the matter, found that the arrangement or lease didn't fit their criteria or follow their policies, and asked the applicant to rescind their application.

The current housemate has "first right of renewal" until March 1 of the current year - although applications for the next lease period are welcome (fees postponed), no lease with another person will be signed prior to that date.
