Per Washington State law, "deposits" must be refundable, and any amount collected that is not refundable, cannot be called a deposit. "Fees" are non-refundable, although there is no law that disallows all or part of a fee from being refunded.

Application Fee The Application Fee is broken into two parts, the "Screening Fee" portion is used to purchase credit, background, and criminal history reports, the "Deposit" portion is part of the Security Deposit.

*The Screening Fee portion of the Application Fee is returned if it is not used for the intended purpose of hiring a screening agency to provide a background/credit/criminal history report. The "Deposit" portion of the Application Fee is forfeited if the "Good Faith Agreement" is signed and an offer is accepted by the applicant, but the lease is not signed. This is described in detail in the "Good Faith Agreement" (refer to the "How to Apply" menu above) - you are required to read and sign the Good Faith Agreement.
Security Deposit Refundable security deposit............. $500.00 one person: $50 of Security Deposit is paid with the Application Fee
two people: $100 of Security Deposit is paid with the Application Fee
If it would help, the Security Deposit can be split in half and paid over the first two months.
The professional cleaning service used by the homeowner charges a minimum of $150 to clean The Suite and/or remove any personal possessions after move-out, these charges will reduce the Security Deposit refund.
Washington State law requires that within 14 days after the natural termination* of your lease, the homeowner must send you a letter with a detailed accounting of any amounts withheld or in dispute, along with a check for any portion not to be withheld and not in dispute.
*the "natural termination" of your lease would be at 11:59 PM on the last day that the lease is in effect.
Pet Deposit Refundable pet deposit..................... $500.00
Each additional pet....................................... $100.00 only if applicable. You ARE REQUIRED by law to disclose whether you have a trained "guide dog", "service animal" or "companion animal" at time of application.
no pet deposit can be required IF you have a trained "dog guide" (guide dog), or "service animal" as defined in RCW 70.84.020 and RCW 70.84.021. Washington State anti-discrimination laws, the Federal Fair Housing Act, and the ADA, do NOT define "companion animals" as qualifying for waiver of pet deposits.
With $100 down payment at lease signing, the remaining portion of the Pet Deposit for the 1st pet can be split in half and paid over the second and third months. The Pet Deposit for the 2nd pet must be paid in-full at lease signing.
Damage caused by dog guides/service dogs/companion animals will be deducted from the security deposit as allowed by law. If the damage is not fully covered by the security deposit, you will be charged for those amounts.
Secreted Pet Deposit & Fee Additional refundable pet deposit required if you fail to declare a pet............ $500.00 + $10 non-refundable paperwork fee in addition to the regular pet deposit, but only if applicable, and ONLY if you show up on move-in with a pet that is not listed on a signed pet agreement.
Equipment Deposit Refundable equipment deposit......... $350.00 per device, usually not required unless you request a separate cable modem.
Dog Waste Removal Fee Dog waste removal fee....................... $40.00/mo required, but only applicable if housemate has one or more dogs. Monthly non-refundable fee for contracted dog waste removal.
The following fee is applicable ONLY in such cases as the homeowner offers, freely and at his sole discretion, a novation, sublet, or assignment of the lease. The homeowner is not legally required to offer or even consider such an agreement, and unless such an offer has been extended, the housemate is legally required to continue to "perform" the terms and conditions of their lease until it's natural termination. "Early Termination of Lease" Fee Non-refundable early termination fee (in cases of novation, sublet, or assignment)...... $175.00 multiplied by the number of full months remaining in the lease, or $800, whichever is greater (i.e. 1-4 months = $800, 5 months = $875, 6 months = $1,050, 7 months = $1,225, 8 = $1,400, 9 = $1,575, 10 months = $1,750, 11 months = $1,925) IF offered, the fee (in the form of cash, cashier's check, or money order) would be collected at the time a novation, sublet, or assignment is granted and a "Novation Agreement" is signed by both parties.
